One part of Primary market is moving faster even with higher rates
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That is a three-year high. Even so, one ZIP code in Primary market kept moving. That one fact changes what sellers and buyers should expect right now.
ZIP 30269 stands out from the rest
The Real Estate Data Aggregator counted 200 pending sales in ZIP 30269 for the three months ending August 31, 2026. That was up 17% from the same months in 2025. Buyers are still writing contracts there, even with rates this high.
The Real Estate Data Aggregator also recorded just 2.4 months of supply in ZIP 30269. That is lean. Less supply means sellers have less competition. It also means buyers need to move with a clear plan.
The Real Estate Data Aggregator found that 22% of homes in ZIP 30269 went under contract within two weeks of listing. Not every home sold that fast. But nearly 1 in 4 did. Price and preparation still decide which side you land on.
How the other ZIP codes compare
Not every part of Primary market looks like 30269. The picture is different depending on where you are. Here is what the Real Estate Data Aggregator counted across the market for the three months ending August 31, 2026.
| 30269 | 30265 | 30277 | 30215 | |
|---|---|---|---|---|
| Median sale price | $610,100 | $385,062 | $477,450 | $475,000 |
| Months of supply | 2.4 | 3.3 | 3.1 | 4.1 |

| Under contract in 2 weeks | 22% | 15.7% | 20.8% | 23.7% |
ZIP 30215 had the highest share of homes going under contract within two weeks, at 23.7%, per the Real Estate Data Aggregator. ZIP 30214 was the slowest, with just 7.1% going under contract that fast, down 8.3 points from a year before.
ZIP 30214 tells a different story
The Real Estate Data Aggregator counted 6.7 months of supply in ZIP 30214. That is more than double what 30269 had. New listings there rose 37.5% from a year before. More homes, slower pace. If you are selling in 30214, pricing carefully matters more than ever.
Rates are high, but buyers are still out there
Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 15, 2026. The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026. Prices nationally rose 1.3%, per the National Association of Realtors. Buyers are adjusting, not disappearing.
Realtor.com reported for-sale listings growing nearly 7% year over year nationally. That matches what the Real Estate Data Aggregator shows in parts of Primary market. More listings mean buyers have more choices. That puts more weight on how a home shows and what it is priced at.
