The fastest parts of this market are still moving, even with higher rates

Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. That is real pressure on buyers. Even so, the tightest parts of this market are still moving.

These numbers cover the three months ending July 31, 2026. They are real counts of homes sold and listed in each ZIP code, from the Real Estate Data Aggregator.

Where buyers still need to move quickly

Two ZIP codes stand out for speed. The Real Estate Data Aggregator counted 25.7% of homes in 30269 going under contract within two weeks. In 30277, that share was 24.5%. Both had just 2.8 months of supply.

ZIP 30269: tight supply, quick sales

The Real Estate Data Aggregator counted 199 homes sold in 30269 in the three months ending July 31, 2026. That is up 17.1% from the same months of 2025. The median sale price was $600,000, up 0.4% year over year. Homes sat on the market a median of 39 days.

Nearly 1 in 4 homes went under contract within two weeks. That share is down 4.9 points from 2025, so it is a little softer than last year. But 2.8 months of supply is still tight. Sellers here can expect interest, though not every listing will move at the same pace.

ZIP 30277: getting tighter and faster

The Real Estate Data Aggregator counted 93 homes sold in 30277. That is up 8.1% from 2025. The median sale price was $469,900, up 8.6%. Homes for sale fell 18.1% from a year ago. Median days on market was 41, actually 2 days shorter than 2025.

The two-week contract share in 30277 rose 4.5 points from 2025. Fewer homes for sale and a higher sale-to-list ratio of 98.9% tell the same story. This ZIP is moving in the direction of less room for buyers to negotiate.

ZIP 30215: the fastest two-week rate in the market

The Real Estate Data Aggregator counted 25.4% of homes in 30215 going under contract within two weeks. That is the highest share across all ZIP codes here. The median sale price was $475,000, nearly flat at down 0.3% from 2025.

Median days on market rose 15 days in 30215. So the overall pace is slower, but the homes that do move fast are moving very fast. Price your home right and it can still get quick attention here.

Where the market is slower

Not every ZIP code reads the same. The Real Estate Data Aggregator counted just 10.2% of homes in 30214 going under contract within two weeks. That share fell 14.2 points from 2025. Months of supply there rose to 5.9, and new listings jumped 28% from a year ago.

In 30214, homes for sale rose 39.7% from 2025. More choices for buyers means more time on market for sellers. That is a real difference from the tighter ZIP codes just a few miles away.

The wider picture: rates and concessions

Freddie Mac also put the 15-year fixed rate at 6.42% as of September 24, 2026. Nationally, Redfin reported that sellers gave concessions in 44.7% of U.S. home sales in August. Redfin also reported that roughly 15% of buyers got both a seller concession and a price cut.

Redfin reported that about 7 in 10 homebuyers in Sun Belt buyer's markets, including Atlanta, were getting concessions. That is the wider region this market sits in. It does not mean every seller here is giving ground, but it is worth knowing before you price.

The National Association of Realtors put national months of supply at 4.9 months, the highest level in over ten years. This market's tightest ZIP codes are well below that. Its loosest are near it or above it.

One street can read very differently

A ZIP code average covers a lot of ground. One street can move faster or slower than the whole ZIP. Prices, supply and days on market can all shift within a few blocks.

In short
  1. Freddie Mac put the 30-year rate at 7.03% as of September 24, 2026. Even so, ZIP codes 30269, 30277 and 30215 had more than 1 in 4 homes go under contract within two weeks, and all three had 3.9 months of supply or less.
  2. ZIP 30214 tells a different story, with 5.9 months of supply and only 10.2% of homes moving in two weeks.
  3. Where your home sits in this picture depends on your street, not just your ZIP code.
