Senoia prices fell, but buyers still moved quickly

Here is the one fact that changes what you should do right now. The Real Estate Data Aggregator counted a 13.2% drop in the median sale price in ZIP 30276 (Senoia) for the three months ending August 31, 2026. That is a real dip, and it matters. But prices falling does not mean buyers disappeared. It means pricing your home carefully is more important than ever.

That median is down 13.2% from the same three months in 2025, according to the Real Estate Data Aggregator. Realtor.com put the average mortgage rate at 7.40% on October 22, 2026. Rates that high slow some buyers down. Even so, the local numbers tell a different story than the national mood.

Buyers moved faster, not slower

The Real Estate Data Aggregator shows the median days on market in Senoia was 54 days for the three months ending August 31, 2026. That is 12 days shorter than the same period in 2025. Homes did not sit. Serious buyers kept showing up.

The Real Estate Data Aggregator counted 3.5 months of supply in Senoia. That is lean. A market with limited supply gives sellers a floor, even when prices dip. Buyers cannot wait forever for more choices to appear.

Pending sales and quick contracts both rose

The Real Estate Data Aggregator counted 115 pending sales in Senoia for the three months ending August 31, 2026. That is up 3.6% from a year before. Pending sales rising while prices fall tells you demand is still there. Buyers are just more careful about what they pay.

The share of Senoia homes that went under contract within two weeks of listing was 19.1%, according to the Real Estate Data Aggregator. That is up 3.8 points from a year before. Nearly 1 in 5 homes found a buyer inside two weeks. Not every home sold fast, but the ones priced right did.

Sellers gave up a little ground, but not much. And 14.5% of homes sold above list price, up 1 point from a year before.

How Senoia compares with nearby ZIP codes

Prices fell in several parts of this market, not just Senoia. The Real Estate Data Aggregator shows Fayetteville 30214 was down 5%, and Brooks 30205 was down 14.8%. But Peachtree City 30269 rose 3.4% and Sharpsburg 30277 rose 4.9%. One ZIP code's story is not every ZIP code's story.

What the national picture adds

Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com reported the average mortgage rate on the market at 7.40% that same day. Rates above 7% make buyers cautious everywhere. The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026, with inventory at 1.60 million homes. That is a tight national supply picture too, which helps explain why local buyers kept moving even as prices softened.

Realtor.com also noted that mortgage rates surged above 7% for the first time since January 2025. That context matters. Senoia buyers did not freeze up. They adjusted their budgets and kept making offers.

New listings fell, which kept supply lean

The Real Estate Data Aggregator counted 153 new listings in Senoia for the three months ending August 31, 2026. That is down 10% from a year before. Fewer homes coming to market kept supply at 3.5 months. That is the main reason buyers stayed active even as prices fell.
