One part of the market is still moving fast even with higher mortgage rates

Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. That number matters. It slows buyers down in many places. But it has not slowed every part of this market the same way.

These numbers cover the three months ending July 31, 2026. That is the period to keep in mind as you read.

ZIP 30277 is the tightest part of this market right now

The Real Estate Data Aggregator counted 2.8 months of supply in ZIP 30277. That is lean. Most markets need 5 or 6 months to feel balanced. Here, homes are not sitting long.

The Real Estate Data Aggregator found that 18.3% of homes in ZIP 30277 sold above list price. That share jumped 7.8 points from a year ago. Sellers there are still getting strong offers.

The Real Estate Data Aggregator also recorded a median sale price of $469,900 in ZIP 30277. That is up 8.6% from the same three months in 2025. Prices moved the right direction even with rates where they are.

The Real Estate Data Aggregator counted 24.5% of homes in ZIP 30277 going under contract within two weeks of listing. That share rose 4.5 points from a year ago. Nearly 1 in 4 homes found a buyer fast.

The wider market tells a different story

Not every ZIP code here looks like 30277. The Real Estate Data Aggregator put months of supply in ZIP 30214 at 5.9 months. That is more than twice the supply in 30277. Homes there took a median 57 days to sell, and only 10.2% went under contract within two weeks.

ZIP 30263 added new listings fast. The Real Estate Data Aggregator counted 313 new listings there, up 17.7% from a year ago. More supply gives buyers more choices and less urgency to move quickly.

ZIP 30276 saw the median sale price fall 10.9% from a year ago, to $543,525, according to the Real Estate Data Aggregator. Sales volume rose 15.4%, so buyers are active. But they are paying less than they did.

What the national picture adds

Nationally, the National Association of Realtors reported 4.9 months of inventory, the highest level in over ten years. Most ZIP codes here sit below that. That is a meaningful difference.

Redfin reported that sellers gave concessions to buyers in 44.7% of U.S. home sales in August 2026. Redfin also noted that about 7 in 10 homebuyers in Sun Belt markets including Atlanta were getting concessions. This market sits in that region. Some sellers here are already adjusting.

Redfin reported that roughly 15% of buyers nationally are getting a seller concession and a price cut. That kind of double discount signals real pressure in softer areas.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Prices are still moving up, just slowly.

What this means for you

If you are in ZIP 30277, the Real Estate Data Aggregator data shows a tighter, faster market. Pricing well still matters, but you have more wind at your back.

If you are in ZIP 30214 or 30205, the Real Estate Data Aggregator shows 5.9 months of supply in both. That is a different conversation about pricing and timing.

Not every street reads the same as its ZIP code. A block with fewer listings can move faster than the averages suggest. One with more inventory can sit longer.

In short
  1. Freddie Mac put the 30-year rate at 7.03% as of September 24, 2026. Even so, the Real Estate Data Aggregator shows ZIP 30277 at 2.8 months of supply, 41 days on market, and 18.3% of homes selling above list.
  2. Other ZIP codes here have more supply and slower sales.
  3. Where your home sits in this market shapes everything about your plan.
