Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. That is real pressure on buyers. Yet one ZIP code in this market kept moving.

The Real Estate Data Aggregator counted 199 homes sold in ZIP 30269 in the three months ending July 31, 2026. That is up 17.1% from the same months a year before. Pending sales hit 206, up 19.1%. Demand is still there, even with rates where they are.

Thirty-nine days to a sale is the fastest median in this market. Pricing held too. The Real Estate Data Aggregator shows sellers in 30269 got 98.3% of their list price on average. That is a small dip of 0.3 points from a year ago, but still close to full ask.

Nearly 1 in 4 homes in 30269 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That figure is 25.7%. It did slip 4.9 points from a year ago, so not every home flew off the shelf. But that pace still beats most other ZIPs here.

How the other ZIPs compare

Not every part of this market is moving the same way. The Real Estate Data Aggregator shows some clear differences across ZIPs for the three months ending July 31, 2026.

ZIP 30277 also moved quickly. The Real Estate Data Aggregator counted 93 homes sold there, up 8.1%. The median was 41 days, 2 days shorter than a year before. Sellers there got 98.9% of list price, up 1 point. Median sale price rose 8.6% to $469,900.

ZIP 30263 had the most sales volume. The Real Estate Data Aggregator counted 238 homes sold, up 1.3%. Median sale price rose 11.8% to $394,500. That is a real gain. But pending sales fell 12.3%, so the pipeline looks a little softer going forward.

ZIP 30276 told a mixed story. The Real Estate Data Aggregator counted 135 homes sold, up 15.4%. More homes are selling. But the median sale price fell 10.9% to $543,525. Months of supply dropped 1.1 months to 3.5, which means less competition for buyers.

ZIP 30265 saw sales fall 14.9% to 172 homes, per the Real Estate Data Aggregator. Median price dipped 3.4% to $385,000. Days on market stretched to 60, three days longer than a year ago. Pending sales dropped 18.6%. That is the softest trend in the market.

ZIP 30214 had more homes for sale, up 39.7% to 243, according to the Real Estate Data Aggregator. More choice for buyers. But days on market grew 15 days longer to 57. The share of homes going under contract within two weeks fell 14.2 points to 10.2%. Sellers there need to price carefully.

ZIP 30215 held steady on price, down just 0.3% to $475,000, per the Real Estate Data Aggregator. But days on market grew 15 days longer to 56. Pending sales fell 23.2%. On the bright side, 25.4% of homes went under contract within two weeks, the second-highest rate in the market.

ZIP 30220 is a small market. The Real Estate Data Aggregator counted 28 homes sold, unchanged from a year ago. Days on market hit 85, which is 50 days longer than last year. Median price fell 12.3% to $286,372. Homes for sale dropped 50%, so supply is very tight.

ZIP 30205 had only 11 homes sold in the period, per the Real Estate Data Aggregator. Months of supply stood at 5.9. No home sold above list price. It is a small, slower corner of the market.

What the wider picture says

Rates crossing 7% matters. Realtor.com reported that mortgage rates crossed 7% in late September for the first time since January 2025. That changes what buyers can afford.

Nationally, the National Association of Realtors reported existing-home sales decreased 2.0% in August 2026. Months of supply nationally hit 4.9 months, the highest level in over ten years, per the National Association of Realtors.

Realtor.com also reported active listings nationally are up 6.3% from a year ago, the fastest pace in at least six months. More supply nationally puts more weight on local pricing.

The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Prices are still up, but the pace is slow.

  4. One street can read very differently from the ZIP code around it.
