One part of the market is moving fast even with rates above 7%
Freddie Mac put the average 30-year fixed rate at 7.28% on October 1, 2026. That is real money on a monthly payment. Yet in ZIP 30269, buyers are still moving fast.
The Real Estate Data Aggregator counted that 25.7% of homes in ZIP 30269 went under contract within two weeks, for the three months ending July 31, 2026. That is the highest quick-contract share in this market. For buyers, less time to decide is the real cost here, on top of the rate.

Supply is tight where speed is highest

ZIP 30277 showed the clearest strength. The Real Estate Data Aggregator put its median at $469,900, up 8.6% year over year. Sellers there got 98.9% of list price on average, and 18.3% of homes sold above list.
The national picture adds context
Realtor.com reported that mortgage rates crossed 7% in late September for the first time since January 2025. The National Association of Realtors put the national months of supply at 4.9, the highest in over ten years. Our fastest ZIP codes sit well below that mark.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Some ZIP codes here beat that. Others did not.
What this means for sellers
In ZIP 30269, the Real Estate Data Aggregator counted 199 homes sold and 206 pending sales for the three months ending July 31, 2026. Pending sales were up 19.1% from a year ago. Demand is there. But days on market rose 13 days from a year before, to 39 days. Price and prep still matter.
In ZIP 30214, things are softer. Homes for sale rose 39.7% year over year, per the Real Estate Data Aggregator. Days on market stretched 15 days longer than a year ago. Sellers there are working harder for each offer.
What this means for buyers
Freddie Mac's 15-year fixed rate averaged 6.60% on October 1, 2026, for those who can use it. In the tightest ZIP codes, waiting for a better rate may cost you the home. In softer ones, you have more time.
Realtor.com noted active listings are up 6.3% from a year ago nationally. Some of that shows up here in ZIP 30214 and 30263, where new listings rose sharply. More choice does not always mean more time, though.
