One part of Primary market is giving buyers more room
These numbers cover the three months ending August 31, 2026. One ZIP code tells a very different story from the rest of Primary market.
In ZIP 30214, the Real Estate Data Aggregator counted 237 homes for sale. That is up 43.6% from the same months of 2025. More supply means buyers have more to choose from. For sellers, that means your home has to earn its price.
The Real Estate Data Aggregator put the median days on market in ZIP 30214 at 73 days. That is 17 days longer than the same period last year. Homes are sitting. Not every home is moving quickly here.
The Real Estate Data Aggregator counted 6.7 months of supply in ZIP 30214. The National Association of Realtors put the national figure at 4.9 months, already the highest in over ten years. ZIP 30214 is running well above even that.
The median sale price in ZIP 30214 slipped to $399,000, down 5% from a year ago, per the Real Estate Data Aggregator. Prices dipped a little. That is honest. It does not mean all homes are losing value, but it does mean list price has to be grounded in what actually sold.
How ZIP 30214 compares with the rest of Primary market
Most other ZIP codes in Primary market look quite different. Here is how months of supply stack up across the market.
ZIP 30269 had only 2.4 months of supply, per the Real Estate Data Aggregator, and its median price rose 3.4% to $610,100. ZIP 30277 held steady too, with prices up 4.9% to $477,450. Those ZIP codes are telling a different story from 30214.
What the rate picture means right now
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is real money on a monthly payment. Realtor.com reported rates surged above 7% for the first time since January 2025. Buyers are feeling that cost.
When rates are high and supply is up, buyers slow down. That is exactly what the 73-day median in ZIP 30214 reflects. Only 7.1% of homes there went under contract within two weeks of listing, per the Real Estate Data Aggregator. That figure was down 8.3 points from a year ago.
Nationally, Realtor.com reported active listings are up 6.7% from a year ago. ZIP 30214 is running far ahead of that pace, with a 43.6% jump in inventory.
What this means if you own in ZIP 30214
The Real Estate Data Aggregator shows homes in ZIP 30214 still sold at 97.7% of list price on average. That is close to full price. So well-priced homes are still closing. The gap opens when a home is priced above what buyers see as fair.
New listings in ZIP 30214 rose 37.5% from a year ago, per the Real Estate Data Aggregator. More competition means preparation matters. Condition and price are doing more work than they did a year ago.

- Sellers need a sharp price and a ready home.
- The rest of Primary market is tighter, with less supply and faster closings.
One street can read very differently from the whole ZIP code. A block closer to a main road or a different school zone can change how fast a home moves. These are ZIP-wide numbers, and your home may sit above or below them.
