One number tells the story for ZIP 30214. The Real Estate Data Aggregator counted 5.9 months of supply there in the three months ending July 31, 2026. The National Association of Realtors put the U.S. figure at 4.9 months as of October 1, 2026. That gap matters for anyone pricing a home in that part of the market.

More supply means buyers have more homes to compare. Sellers can still close a deal, but pricing and preparation matter more when listings sit longer.

What about mortgage rates

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com reported rates crossed 7% in late September for the first time since January 2025. Higher rates give buyers reason to take their time. That adds to the pressure on sellers to price carefully from the start.

Sellers in ZIP 30214 are still closing deals

The Real Estate Data Aggregator counted 126 homes sold in ZIP 30214 in the three months ending July 31, 2026. That is up 15.6% from a year ago. Pending sales rose 2.6% as well. Homes are moving, just more slowly and with a little less price power than before.

Only 10.2% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is down 14.2 points from a year ago. Fewer buyers are rushing. That means the first price matters more than it did.

In short
  1. ZIP 30214 has more inventory, longer days on market, and a median price that dipped 2.5%, for the three months ending July 31, 2026. Homes are still selling.
  2. The sellers who are closing are the ones who priced to the current market, not to last year's.

One street can read very differently from the ZIP code as a whole. A block with fewer listings, or a price range with stronger demand, can move faster than the averages suggest.
